WHAT WE DID
Located at the intersection of Tulane Avenue and South Rocheblave Street, 2424 Tulane Apartments is a 35 million ground-up mixed-use apartment building with 183,000 gross square feet. This 7-stories building includes 205 parking spaces and a retail space on the ground floor. Constructed of post-tensioned concrete and load-bearing metal studs, the structure is wrapped with a stucco façade punched with green screens and glazed storefront openings.
Inspiration for design comes from the BioDistrict neighborhood with modern clean lines and large windows. Exterior elements include horizontal bands with vertical windows in a rhythmic pattern. The corner of the building is branded with a custom vertical sign above a green accent band highlighting the entrance. The sign wraps the corner of the building and is made of extruded aluminum with backlit LEDs.
The buildings “U” shaped floor plan has 202 apartment units enclosing an expansive terrace on three sides with views looking towards downtown New Orleans. The interior of the building has a simplistic design with exposed concrete floors and flat panel cabinetry. A mostly monochromatic color scheme throughout the building is balanced with bold accent colors and warm wood tones. Apartment features include custom cabinetry, quartz countertop, tile backsplash, backlit vanity mirror, rain showerhead, full-sized washer and dryer, and privacy shades. Building amenities consist of access controlled covered parking, fitness center, outdoor grills, pool deck, resident lounge, and bicycle storage.
